The genuine cash-buying industry is small, regulated and professional. Alongside it sits a fringe of introducer sites, lead-farm operators and last-minute price-cutters who cause real harm — usually to sellers under time pressure.

- Offer at or near full market value. A genuine cash buyer makes money on refurbishment and resale, so pays 75–85%. Anything higher will be reduced later.
- No written offer within 48 hours. Real buyers can price quickly.
- Pressure to sign the same day. Legitimate buyers give you time to take advice.
- A specific solicitor demanded. You should have a free choice.
- Any upfront fee — valuation, retainer, "commitment" fee.
- Vague on regulator memberships. Genuine firms show NAPB, TPO and HMRC AML registration on their website.
- No physical registered address or company number on the site. Check Companies House.
- Offer price reduced at exchange. Only permissible when a specific documented issue is uncovered.
- Request to send title deeds directly. Deeds go through your solicitor, not to the buyer.
Four checks that verify a genuine buyer
1. NAPB membership
The National Association of Property Buyers — look for the buyer on napb.co.uk/find-a-member.
2. Property Ombudsman registration
All NAPB members must also be registered with the Property Ombudsman (TPO) — a free redress scheme for consumers.
3. HMRC AML registration
Property buyers must be registered as estate agency businesses for anti-money-laundering purposes.
4. Proof of funds
Ask for a redacted bank statement or solicitor letter confirming funds available.

- Solicitor of your choice, fees covered by the buyer
- ID and AML checks completed early
