What Is an ID1 Form? Land Registry ID Check Explained

The short answer

The ID1 form is the HM Land Registry identity evidence form used when someone isn't represented by a conveyancer, or when a conveyancer can't verify a person's identity. It must be certified by a solicitor or conveyancer who has seen you in person.

When you need an ID1

  • You are selling, transferring or mortgaging a property without a solicitor
  • Your solicitor is acting for someone else and can't confirm your identity
  • You are adding or removing a name from the register yourself

If a conveyancer represents you and verifies your ID, you usually don't need one.

What you provide

  • A recent passport-style photo
  • Photo ID (passport or driving licence) plus proof of address
  • The form signed in front of a solicitor, chartered legal executive or licensed conveyancer, who certifies it

ID1 vs ID2

ID1 is for individuals. ID2 is for companies and organisations.

Fraud protection

The ID1 exists because property fraud — selling a house the "seller" doesn't own — is a real risk. Land Registry also offers free Property Alerts to homeowners.

Frequently asked questions

How much does it cost to certify an ID1?

Solicitors usually charge a small fee, commonly around £20 to £100, for checking your ID and certifying the form.

How long is an ID1 valid?

The certifier must have checked your identity within three months of the application being lodged.

Do I need an ID1 if I use a solicitor?

Usually not. Your solicitor verifies your identity and confirms this to HM Land Registry.
