What Is a TR1 Form? Transfer of Title Explained (2026)
A TR1 form is the HM Land Registry deed that transfers ownership of a whole registered property from seller to buyer. Both parties sign it, it is witnessed, and the buyer's solicitor sends it to the Land Registry after completion.
What the TR1 form does
The TR1 (Transfer of Whole of Registered Title) is the legal document that moves ownership of a registered property in England and Wales. Until the Land Registry processes it, the buyer is not shown as the legal owner.
What's on a TR1
- The title number and property address
- The seller(s) (transferor) and buyer(s) (transferee)
- The price paid (consideration)
- Whether the seller gives full or limited title guarantee
- How joint buyers hold the property (joint tenants or tenants in common)
- Signatures, each witnessed by an independent adult
Who fills it in?
The buyer's solicitor usually drafts it, the seller's solicitor approves it, and the seller signs it before exchange so it's ready for completion. Sellers do not normally need to complete it themselves.
TR1 vs TP1 vs TR2
- TR1 – transfer of the whole property
- TP1 – transfer of part (e.g. selling off a garden plot)
- TR2 – transfer by a mortgage lender under its power of sale (repossession)
Common delays
Missing witness signatures, names not matching the register, and executors signing without the grant of probate are the usual causes of TR1 rejections.

Frequently asked questions
Does a TR1 form need to be witnessed?
Yes. Each person signing must do so in the presence of an independent adult witness who also signs and gives their name and address.
Can I fill in a TR1 myself?
You can, but most sales use a solicitor or conveyancer who drafts it and submits it to HM Land Registry.
When is the TR1 sent to the Land Registry?
After completion, by the buyer's solicitor, together with the SDLT return and any discharge of the seller's mortgage.
