Solid-walled Victorian houses were designed to breathe. Cement renders, gypsum plaster, sealed cellars and modern paint systems trap moisture in walls that need to release it, and a protimeter run along a skirting board then shows readings that go into the report as rising damp. Add blocked or bridged airbricks under a suspended floor, a rear extension with a failed flat roof, and gutters that have not been cleared since the last owner, and the report reads far worse than the building actually is.
That distinction matters to us and not to a lender. A lender sees a damp and timber report and either retains funds pending works or declines. The buyer cannot proceed, and the seller is asked to fund a treatment programme on a house they are leaving.
