Selling a House with Damp: What Lenders Look For
Rising damp, penetrating damp, condensation — how to identify each, treatment costs, and lender attitudes.
Three types of damp — treated very differently
- Condensation — moisture from cooking, bathing, breathing, poor ventilation. Cheap to fix (extractor fans, dehumidifier, PIV unit). Rarely a lending issue.
- Penetrating damp — external water ingress through defective pointing, blocked gutters, cracked render, missing flashing. Fix is targeted external repair. £500–£3,000 typically.
- Rising damp — capillary action from ground into masonry, above a defective or missing damp-proof course. Rare in reality despite frequent diagnosis. Chemical DPC treatment costs £70–£100 per linear metre with a 20-year insurance-backed guarantee.
What surveyors and lenders actually do
A RICS Level 2 (HomeBuyer) or Level 3 (Building Survey) will use a protimeter moisture meter on skirting boards and lower walls. High readings trigger a "specialist damp report recommended".
Mainstream lenders will typically:
- Retain 1.5x the specialist report's estimate until work is completed
- Or lend in full with a condition of works within 3 months
- Or refuse lending until treatment is complete
Bridging lenders and cash buyers are unaffected.
Getting a proper diagnosis
Use a Property Care Association (PCA) specialist for an independent report — around £250–£450. Avoid free reports from treatment companies whose incentive is to sell treatment.

Options when selling
- Fix it before listing — best price, but requires cash and 4–8 weeks.
- Sell with a report and price adjustment — buyer negotiates a reduction.

Where the property is empty (probate, relocation) or the damp is severe enough to block a mortgage, the cash route usually beats spending £5k+ before sale.

Will a mortgage lender refuse a house with damp?
Only for severe cases. Most lenders lend subject to a retention or a condition that treatment is done within 3 months.
Can I sell 'as is' without fixing damp?

Does an insurance-backed guarantee transfer?
